1. Who we are
DSCR Loan Direct is a brand of Nationwide Fair Lending, a licensed mortgage broker, Company NMLS #1367285. We arrange business-purpose mortgage financing for non-owner-occupied residential investment property with third-party lenders; we do not fund loans. This policy covers dscrloandirect.com, go.dscrloandirect.com, and the forms, calendars, and messaging we operate on those domains.
In this policy, "we," "us," and "our" refer to Nationwide Fair Lending doing business as DSCR Loan Direct. "You" refers to anyone who visits our sites or contacts us.
2. Information we collect
Information you give us
When you submit a form, book a call, or contact us, we may collect:
- Name, email address, and phone number
- Property address, market, or location you're considering
- Estimated property value, loan amount, and monthly rental income
- Loan purpose, self-reported credit range, and investing experience
- Any notes or messages you choose to send us
You are not required to provide any of this. If you don't, we may not be able to tell you whether a deal works.
Information collected automatically
- IP address, browser type, device type, and operating system
- Pages viewed, time on page, and referring website
- General geographic location inferred from IP address
What we do not collect on our website
Our website forms do not ask for and we do not want you to submit your Social Security number, date of birth, bank account or card numbers, or copies of tax returns. If a formal loan application becomes appropriate, that happens through a separate secure application system with its own disclosures — not through this website.
Our calculator runs in your browser
The deal solver on our homepage calculates entirely on your own device. The figures you type into it are never transmitted to us, stored, or logged. Nothing you enter there reaches us unless you separately fill out a form.
3. How we use your information
- To respond to your inquiry and evaluate whether a loan scenario works
- To contact you by phone, email, or text about that inquiry
- To provide loan status updates and request documents when you have an active file
- To send marketing about our loan programs, where you have consented
- To improve our website and understand which pages are useful
- To measure the effectiveness of our advertising
- To comply with legal, regulatory, licensing, and recordkeeping obligations
4. Text messaging and phone numbers
We do not sell, rent, or share your phone number with third parties for their own marketing purposes. Phone numbers collected for text messaging are used only by us and by the service providers who deliver messages on our behalf.
We send text messages only to people who have checked a consent box asking to receive them. Consent is never pre-checked and is never a condition of obtaining a loan or of any service we provide.
We use two separate consents so you can choose:
- Transactional messages — about your specific inquiry: acknowledgments, scheduling, requests for property details, document requests, and loan status updates.
- Marketing messages — rate updates, new loan programs, and promotional offers. Entirely optional, and you can decline this while still working with us.
Message frequency varies. Message and data rates may apply depending on your carrier and plan.
How to stop texts
Reply STOP to any message and we will stop sending texts. You may also reply UNSUBSCRIBE, CANCEL, END, or QUIT. You'll get one confirmation message and nothing after that. Reply HELP for assistance, or call us at (818) 621-9666.
Opting out of texts does not remove you from email, and it does not prevent us from calling you about an active loan file. Contact us directly if you want to stop all contact.
5. When we share information
We share information only as described here:
- Service providers. Companies that host our sites, run our CRM, deliver our email and text messages, and process our forms. They may use your information only to perform those services for us.
- Lenders. Because we are a broker, we share your information with the third-party lenders we approach to price and place your loan. This is how the loan gets arranged. We will tell you which lender we are placing your file with.
- Service providers to a loan in progress. Appraisers, title companies, insurers, and settlement agents, where you have an active file and the information is needed to close it.
- Legal and regulatory. Where required by law, subpoena, court order, examination by a state or federal regulator, or to protect our rights.
- Business transfer. In connection with a merger, acquisition, or sale of assets, subject to this policy.
We do not sell your personal information. We do not share your information with third parties for their own independent marketing.
6. Cookies and tracking
We use cookies and similar technologies to operate the site, remember preferences, and measure advertising performance.
We use the Meta Pixel to understand which ads bring people to our site and to show ads to people who have visited. This means Meta may receive information that you visited our site. You can control ad personalization in your Facebook and Instagram settings, and you can block cookies through your browser — though some site features may not work as well.
We do not currently respond to browser Do Not Track signals, as there is no common standard for how to interpret them.
7. How long we keep information
We keep inquiry information for as long as needed to respond to you and for our business and legal recordkeeping. Mortgage and advertising records are subject to retention requirements under state and federal law, which in some cases require us to keep records for several years even after you ask us to stop contacting you. Where we no longer need information and no retention requirement applies, we delete or de-identify it.
8. Security
We use administrative and technical safeguards to protect information, including encryption in transit on our websites. No method of transmission or storage is completely secure, so we can't guarantee absolute security. Please don't send sensitive information such as Social Security numbers or account numbers by email or text.

Depending on where you live, you may have additional rights — including the right to know what personal information we collect, to request deletion, to correct inaccurate information, and to not be discriminated against for exercising those rights. California residents have these rights under the CCPA as amended by the CPRA. To exercise any of them, contact us below. We may need to verify your identity before we act, and we will respond within the time the law allows.
We do not sell personal information or share it for cross-context behavioral advertising as those terms are defined under California law.
10. Children's privacy
Our services are for adults engaged in real estate investment. We do not knowingly collect information from anyone under 18. If you believe a minor has given us information, contact us and we will delete it.
11. Changes to this policy
We may update this policy. When we do, we'll change the date below. Material changes will be noted on this page. Please check back periodically.
